On August 15, 2018 Planning Commission approved of a mix-use development by Avalon Bay Communities. The 2.1 acre site is located at the corner of W. Chestnut Ave and S. Myrtle Ave in Monrovia.

The property will consist of 154 units total with a 13 units set aside for affordable units. Currently there will be 55 -1bedroom, 75 – 2 bedrooms, and 24 – 3 bedroom units in the 5-story building. Room sizes range from 689 – 834 for 1 bedrooms, 1086- 1615 square feet for two bedrooms, 1336- 1742 square feet for three bedrooms.

Amenities include a pool in a center courtyard with direct access to a clubhouse. Other amenities provided by Avalon xebuzz Bay Communities include a fitness center and rooftop terrace.
