Sixty condos on Chapel Avenue
A block of eight bungalows and a duplex on Chapel Avenue in Alhambra is clearing the way for a six-story, 60-unit condominium building, nine of the units set aside for lower-income buyers. The Planning Commission approved the project in December 2025 under a state law that exempts qualifying infill housing from a full environmental review.
What's proposed
- 60 for-sale condominiums in a six-story building, roughly 80,000 sq ft
- Replaces 10 existing rental units — 8 bungalows and 1 duplex
- 9 units reserved lower-income: 6 very-low-income, 3 extremely-low-income
- 77–80 enclosed garage spaces (sources disagree by a few stalls)
The corridor
Tag Design Works, credited in press coverage as the project architect, has also designed condo projects elsewhere in Alhambra's Chapel Avenue corridor, which already has two other multifamily projects nearby — a rental apartment building finishing up and a completed affordable project. The neighborhood is becoming one of the city's more active mid-rise residential blocks.
The project is approved and its CEQA notice is final. No Planning Commission vote tally or resolution number has surfaced in the documents reviewed, and no general contractor has been named — not unusual this early, since GCs are typically picked closer to permitting.
What this means if you live nearby
An AB 130 infill exemption is becoming a common path for state-density-bonus condo projects on RH-zoned lots in Alhambra — this is the second project on this corridor to use it inside a year. If you own a similar-sized RH parcel nearby, the same statutory shortcut is available to you.
