Especially around ADUs, rent control, and what's possible on your property.

Yes. One ADU and one JADU (Junior ADU) may be built on any lot with an existing or planned single-family home. ADUs can be created through ground-up construction, a garage conversion, or a conversion of part of the existing residence.

Total area for a detached ADU may not exceed 1,200 sq ft. An ADU attached to the main residence is capped at 50% of the size of the home.

Ground-up ADUs require a 4-foot setback from the side and rear yard. Garage conversions within the existing structure footprint typically have more flexibility — contact us for a site-specific analysis.

Yes. If there is no prior building permit on record for the garage, you will need to apply for a new construction permit. If the existing garage was previously permitted, the conversion would be processed as an alteration permit. Either way, the ADU must comply with current building code.

In short — yes, if the property is in the City of Los Angeles. Adding an ADU transforms a single-family residence into a duplex or triplex, making the property subject to rent stabilization ordinances. We have a detailed flow chart on this topic and recommend consulting a real estate attorney before proceeding.

Yes. For multifamily-zoned properties, two detached ADUs can be added to the site, and portions of the existing structure can also be converted into ADUs.

If the property is within half a mile of public transportation, the single parking space requirement is waived. Two parking spaces for the existing residence must be maintained unless a garage or carport is demolished or converted to create the ADU. Replacement spaces can be uncovered, tandem, and/or within setbacks.
