Arcadia approved 86 for-sale condominiums on Colorado Place, replacing a Motel 6. The developer is MW Investment Group; KTGY is the architect. The Planning Commission recommended approval on February 24, 2026, and the City Council approved it 5-0 on March 17. Nine of the 86 units are deed-restricted for moderate-income buyers — for sale, not rent — the trade for the project's density bonus.
The site and the corridor
A Motel 6 on 3.7 acres near Santa Anita, being converted to housing. Older highway-adjacent motels are one of the more reliable sources of large infill parcels in the valley: single ownership, no residential tenants to relocate, no preservation constituency, and a lot already zoned for something other than single-family. MW Investment Group is also the developer on Mountain View Crossing, a 28-home project in Glendora — the same firm running two for-sale attached projects in the north valley in the same cycle.
How it got here
Three mechanisms stacked: a density bonus got the unit count above what Arcadia's zoning allows, in exchange for the nine moderate-income units; SB 330 locked in the development standards in effect on the day the application was filed; and a tentative tract map created the individually salable condominium lots. CEQA was handled with a Class 32 categorical exemption — the in-fill development exemption for small urban sites already served by utilities. The city filed its Notice of Exemption on March 19, 2026.
Approved. The City Council adopted Resolution No. 7651 on March 17, 2026, approving the project 5-0. No agency-hosted rendering has been located; KTGY renderings appear only in secondary coverage.
