WHAT IS A ADU?

An accessory dwelling unit "ADU" is a single legal residential unit that is added to a lot with an existing home and multifamily dwelling structure. ADU can be created through ground-up construction, a garage conversion, or a conversion of part of the existing residence.

ADUs provide homeowners with new housing in their backyard that can serve as a guest house, home extension, or a rental unit.

Can I Build an ADU on my single family lot?

One ADU and one JADU may be built on any lot with an existing or planned single-family home.

How large of a unit can be built?

Total area for a detached ADU may not exceed 1,200 SQFT.

How big of an ADU can I build if it is attached to the main house?

The area for an ADU attached to a residence is capped at 50% of the size of the home

Do ADUs have setbacks?

Ground-up ADUs require to have a 4' setback from the side and rear yard.

Do you need a permit for an ADU?

If there is no record of building permit for the garage, you will need to apply for a new construction permit. The proposed ADU will need to comply with the current building code as if it were new. If the existing garage was previously permitted, the ADU conversion would be an alteration permit.

Are ADUs allowed in multifamily zoned properties?

For multifamily zoned properties, two detached ADUs can be added to the site and portions of the existing structure can be into ADUs.

Does my ADU have its own address?

Yes. An address will be assigned to the ADU as part of the building permit process.

Does an accessory dwelling unit have to have a kitchen?

An ADU has its own kitchen, living area, and a separate entrance. An ADU may be attached to a house or garage, or it can also be built as a stand-alone unit, but it generally will make use of the water and energy connections of the primary house.

What are parking requirements for ADUs?

If the property is within half a mile of public transportation, the single parking space requirement is waived. Two parking spaces for the existing residence shall be maintained unless a garage or carport is demolished or converted to create an ADU. The parking space can be uncovered, tandem, and/or within setbacks.

Will my ADU be subject to LA rent control?
